The Challenge
The original design proved prohibitively expensive, requiring a complete rethink to bring the project back within budget. The site’s position against the Crown Estate introduced strict covenants, forcing a full redesign of the foundations to protect surrounding land and heritage constraints.

We provided strategic advisory and value engineering from the outset, replacing the original scheme with a cost-effective timber-frame construction that maintained design intent while significantly reducing costs. We coordinated the redesign process, ensuring compliance with covenants and optimising buildability without compromising on quality.
The Outcome
The re-engineered design delivered a practical, high-quality home at a controlled cost — overcoming both financial overruns and site restrictions. The project stands as an example of how early intervention and clear decision-making can rescue even the most challenged developments.
